The former is usually a sign your roof is nearing the end of its lifespan. As asphalt shingles age, the granules’ adhesion to the surface weakens and granule loss becomes more extensive. The latter is usually a sign the shingle seal was broken. Without this seal, the surface of flapping shingles may rub against the surface of other shingles and dislodge more granules in the process.
Leaks are formed when water manages to infiltrate your interior through gaps or holes in your roof and accumulate in certain parts of your ceiling.

That’s because it takes some time for signs of moisture damage. Not to mention it’s easy to miss the signs of damage when you’re examining your exterior from the ground.

Another reason why it’s important to schedule a roof inspection is that you’ll need the estimates from roofing contractors when you file a claim with your insurer. You’ll need to show these estimates to the adjuster—the one who’ll be assessing the extent of storm damage and calculating your insurance payout—when they visit your home.
